Doing everything in your business is not healthy for you or your business. Trust me I know lol. Calling all type A's.....So, here’s what I suggest… check your ego. Remind yourself that you are a businessperson, not a superhero. Building a sustainable business and achieving the freedom that you want requires a team. There’s no other way about it. A good team can minimize risk and help you scale. Even if you are just starting out make decisions like you have 10 or 20 rentals so that you build processes and the right habits! let's go!!!!

I think it's a great plan. Sounds like you really thought through things. Airbnb may be more difficult in NPR. I would need to know exact location in order to give a more conclusive opinion. I also agree you can't "time the market". I'm in Land O Lakes and I agree with your analysis of the area. Keep moving forward!

What made you interested in investing in this type of deal?

Area where massive building and growth was happening. A+ neighborhood

How did you find this deal and how did you negotiate it?

My realtor, he had years of experience in the area. First one to see property and made offer right after showing. Submitted offer $30k above asking knowing it would not appraise for that amount.

How did you finance this deal?

FHA

How did you add value to the deal?

Turn key did not add value

What was the outcome?

Lived in it for 5 years then moved and rented it out

Work with an experienced realtor and get creative with the offers

First deal ever bought as true investment. Have had renters ever since. Great appreciation and cash flow. If only I had purchased 10 of these.

Turn Key in an area with huge population growth

Realtor found it and didn't negotiate. Was working with a newer agent. If only I had learned from bigger pockets back then lol

conventional loan 30 year fixed

Kept it as is
