Now seems like a good time to revisit this discussion. My area in NY/NJ just got hit hard and a lot of my friends are dealing with property damage, especially to lower floor units. I wonder if it’s worth considering an entirely different part of the country that has good long term prospects in terms of climate change—Colorado? Minneapolis? Any ideas?

Thanks Joseph. Very interesting study. This is exactly what I had in mind and I’ve already noticed SOME adjustments in a couple of areas in my state (Hoboken and some Jersey Shore towns with beachfront homes).  

@Christene Martin Yes, I have! Those cliffside areas have beautiful views, they’re much cheaper than the riverfront, and obviously they won’t face the same flooding issues in the long run. Thank you!

Sounds like sound advice! I guess lenders and insurers probably know better than most of us whether the property will be under water in 30 years. Thank you!

Thinking about buying an apartment to rent out in the Hudson River area of NJ (Hoboken, JC, Edgewater, Weehawken). Has anyone here decided against buying something because concern about long term climate change (specifically rising sea levels and increased flooding)? Any thoughts on this area in particular?

First time posting here!

I’m thinking of buying a 4th floor one bedroom in walk up building (no elevator). Plan is to buy, rent out, and hold. Have any of you had experience with high floors in walk ups? Is it extremely difficult to find paying tenants? 

Numbers and location otherwise look good to me. Let me know what y’all think! Thanks.
