I actually disagree with the REIT idea..I have never found good value in REITS and I am not comfortable with the idea of others making decisions for me. Personally securities whether it be REIT , BONDS , STOCKS, etc are really overvalued due to too many dollars chasing the same investments and real estate is not immune to this but has some nuances that make it some what better for me personally (and so many others here). you can buy below market, you can find value add plays, you can benefit from depreciation etc

Real estate is so different at each local market, good advice doesnt always translate well to other markets.

Look I think its a nice problem to have, but I dont think anybody here will be able to give you great customized advice or the answer to your question. 

In most markets in major cities its a sellers market so if you are going to look for a MF or SFR you need to make sure to be very very selective and dont rush into a deal just to have money placed...if you rush to place the funds you might get lucky and get an ok deal but more times than not you will not...and it sounds like you have the luxury of time to be selective.

With brexit and upcoming elections theres higher risks of recession in the USA, so why not take 25% of your money and put even amounts of money every 3 months across 2 years into an SP500 index fund some ETF etc and just slowly invest your money.  the remaining amount just slowly invest whenever you find a great deal...life is a marathon not a sprint.

well being that you are a real estate agent, you prob can find yourself a good deal... if you are looking for a comparable payment monthly you can back into that number basically its about 250k loan without any real estate tax or insurance which is a net wash w interset payment write off...thats off a 30 year loan 4 % rate...so if you are going to do 20% down you are going ot be lookin at a purchase price 312500 and d/p of 62,500

not many options in los angeles at that price for a SFR , but probably can find a condo at that price or lower in the valley

the time to buy is when you have cash avail to put to work and the numbers area make sense...MF across LA is a challenge because a lot of LA City is rent control and the non rent control areas arent exactly great either in south la. westmont is a great value add area in my opinon its non rent control for the most part and 7caps can be found (with some work)  its also close to the new rams stadium for what its worth

Hey all

I am looking for a handyman to help with some minor repairs on a rental i have.   I bot a costco 4  camera security camera that I want to install and also theres a window on one of the units that need replacing..

The units are in stafford in "the meadows" 

Anybody got somebody they can refer?   Maybe 1 days work or so... thanks in advance!!!

i actually am not a huge fan of farmers, if you ever have been in the unforunate situation of having to file a claim they nickle and dime you and wear you down.  i usually use galaxie insurance in glendale the lady there rosemary is a long time friend of our family she always gives fair prices...as long as the company is A rated and fairly priced it should be pretty competitive company to company

if youve lived in it for 2 of the last 5 years i believe you can take 250k of profit without tax, if you are married that goes up to 500k per couple....that would be my best idea ...or continue to rent it out  it hink the airbnb while overseas could be a logistical headache

impressive... I am looking for something to 1031 into in the LA areas with any value I can find... how are you finding these deals? 60 flips in this 2016 year in los angeles sounds like one HECK OF A FEAT!  congrats to u
