To all the posts... Thank you so much! i ended up legging into a 4plex in a non rent controlled part of south la and also bot 2 single family homes to hopefully expand on and sell at a later date....not exactly slam dunk deals but not terrible either.... hey at least i got that 1031 covered!

@stevejones oh man i cant believe im about 2 months late to this post I didnt realize there were replies to my own thread haha  - I just listened to your podcast episode last week I grew up in a lot of the areas you are doing your work in and also have a few investments in echo park (although growing up in the glendale/lacrescenta area we never thought of it as anything but gangland haha how things change). 

what are your thoughts of the river renovation and the mount Washington area... all hype or some real opportunity?  seems like some nice views of downtown los angeles

good point, pretty common in texas absolutely but not as common in los angeles I just feel like it might freak out some of the buyers...but i think we might be able to connect to the main sewer and remove it fairly easy i am looking into it!

i just did this for a property in los angeles i used downstream exchange.  just find a local one to work with and you can invest in 3 diff properties and you need to use all your proceeds towards them then you can refi cash out after close

exactly what the post above me said, its not really easy to find a 4plex in houston to begin with and in a desirable area it will likely be much more than that.

150k cash? you can buy 3-4 properties in the 100-120k range and maybe get like a net 300-400 return on a 30 yr note per month....those deals exist but it leaves little margin.  assuming you get 4 deals like that your only going to be hopefully netting 1600 a month, decent on a yearly basis i guess for a return on capital but not too fantastic as a source of income to live off of entirely

east LA used to be not such a good area to live in but is a part of the east side revival.  whats your objective?  owner occupied? rental? multi?

overall its become a popular investor pocket for sure but i dont find much value personally in that area anymore unless you are able to secure something at a low price and flip

what exactly is a war zone area considered?  ive heard alief but what about stafford is that warzone? like the meadows etc

Hello All

anybody here have experience dealing with septic tanks?  I found a flip deal in canoga park but its on a street that has spetic tanks and basically i am thinking if this will deter buyers and or if i can find a way to hook up to the sewer line (assuming that they exist)...I would be more than happy to spend the 5-10k to get a mainline in place or what not assuming this is a viable option....how can i look this information up?

this area is so HOT that if you have a vacant unit you should just put it on the market way higher than your expectations and you will probably get done

the problem is what to do with the proceeds in this market

if you 1031 this you can buy another place and repeat...if not, then you are going to have to pay long term capital gains on that 47k which isnt terrible but why pay tax to the IRS when you can legally defer the tax on the gains??

I think there are deals out there, not easy layups though

I recently closed on a duplex in stafford 77477 area code and it was turkey, rents total are 1325 (650 675) and i was able to purchase it for 100k...no hoa...tenants pay all utilities.    On paper its a great return great cap rate etc but out right dollars its just not super exciting....dont get me wrong ive never seen a dollar i didnt like but I am just saying that these type of low dollar price points require many more doors and scale to really make sense... IF i cant get like 3-4 more properties similar to this I might just sell it out even though it was a good deal
