Hey, I'm looking to buy a multifam in Birmingham South East Lake Neighborhood. I heard it is a class C neighborhood but I remember seeing a thread here saying it is D class. How is South East lake? I also read it is gentrifying. Could I get some advice on the neighborhood, whether it is a good investment here? How were your tenants?

Id like to get into flipping but I keep hearing how in this current market in socal, its too difficult to flip because of how high the prices are, interest rates, and material costs. Is this true? Has anyone here successfully flip regularly in southern california?
Im looking to flip around socal. I was wondering what are peoples average profit margins here? How much are you making per flip? Does the 70% rule apply to here? How competitive is it finding distressed properties ? How should I find the properties? On average, how long does it take to do light, medium, and extensive rehab? I recently read how house flippers get taxed 25% after each flip now. How much did this eat into your profit margins? What are some prices of the houses you have flipped?

Im leaning more towards building new properties as well. Can you tell me what profit margins are you seeing build vs flipping? Does the time it takes to build have better ROI than the time it takes to flip? What market are you building in? Thanks.

How much are profit margins say if I build a 4plex vs just finding a distressed 4 plex and fixing it up? I expect constructing a new one to cost more and take more time to do, but does it have more profitability than rehabbing? Is it worth the time and effort to construct a new property vs just rehabbing an old one? I'm looking to get into contracting so I desire to flip and develop houses. Just wanted to know if it was worth it. Thanks!
Hey! I'm looking into getting started with flipping houses in Southern California. I'd like to learn more about permits. I'm looking to get my general contractor's license. Can a general contractor license allow me to pull all the permits needed to do rehab (moderate to gutting and structuring)? What about building a house from ground-up? Is it absolutely needed to flip? like if I were to sell the house after rehabbing it, do they check if proper permits were pulled? I'd like to learn as much as I can so please be detailed about how permits work here.
