Cozy is now apartments.com, but there are plenty of options (paid and free) that you can explore. There's Avail, Innago, Tenantcloud, Stessa, Azibo, Rentredi, and more all with easy-to-use platforms that are worth your time and money to use.
We at Azibo are excited to be one of the only offerings that don't charge for ACH rent collection and have a strong rental accounting offering to provide you with reports.

I think the best software for your use case depends on how many properties you look to manage and whether the financial tracking or maintenance piece is more important for you. Few platforms do everything well.
Something like Avail, TenantCloud, or TurboTenant are good all-rounders, but some of these are paid solutions and charge additional for accounting features.
Stessa is easy to use for the bookkeeping bit, but is a bit less developed for managing leases, collecting rent, screening applicants, etc.
Azibo is building the best of all worlds but the maintenance tracking features are still incoming. We do provide significant value in free accounting, rent collection, tenant screening and applications, managing multiple portfolios of properties, etc. I'd recommend trying out several with a trial and seeing what works best for you.
