Hi BP family. So one of my properties that I have under contract has a break on the chain of title and it goes so far back that the seller does not even know how to get to those people to sign a quit claim deed. He doesn’t even know if they are even alive. My question is what have you done for this situation? Is quit claim deed the only avenue? Who do I need to be talking to? A real estate attorney? An investigator to track those people? How costly is it? This is the first time something like this happens to me so I will really appreciate your feedback

Hi BP family. I really need your help. So I have a property under contract and turns out the title company sent me and the seller a note today saying that they could not find evidence in how the seller’s father was given a will or title for this property. So pretty much there is a break on the chain of the title. Now here is the interesting part, the seller’s father has Alzheimer and does not even recognize his son anymore. My question is, who will be the right person to help me here? A real estate attorney? And what is the process like? I will truly appreciate your guidance

PLEASE HELP.....Hi everyone, I hope you can help me. I have a lead for a small apartment building. The seller is motivated. After running the analysis the purchase cap rate is 7.8%. My question is, what’s a good cap rate investors buy in Houston? In case I want to wholesale it, is 6.75-7% still good? I will really appreciate your help
