Not at the moment. Currently I have The Ultimate Guide to Grading Cleveland Neighborhoods as well as similar guides that you may want to look over for Kansas City, Missouri. & Birmingham, Alabama. Next ones I am going to produce will be for Toledo, Ohio and Memphis, Tennessee.
Did you ever build out Memphis?

Looking to do my first rehab and got a quote. I'm estimating about $20-$25k in rehab costs for a property acquired at $95k for an ARV at $150k. Hard money lender is offering a 12% interest rate and a total loan amount of $104k (purchase + rehab). Loan origination costs and down payment is 3% in points, 1% of loan amount, 1 month payment, and down payment for a total of $32k to close. Thoughts?

@Sean O'Brien this happened to me when I first bought my home. The water bill came in at $8k. I called them up and they sent someone out to take a look. They figured out it was an issue with the meter and they sent me an updated invoice.

Hi all,
My wife and I recently closed on our home back in March. I’ve been saving aggressively to buy a multi-family since, but I was wondering if anyone had some creative strategies to take advantage of some of the loan programs so that I don’t need so much upfront. I know, I know, I should’ve bought the multi-family first, but the home we bought was a steal, so I couldn’t give it up. I welcome any and all suggestions. Thanks for your help!
