30 day notice is the minimum and it has to be in writing. When is their lease up? Or they are month to month?

Before you purchased the property was this ever discussed that you will have to repair the items in the list? I would schedule a meeting with them and set time frame for repairs.

I have a clause in a contract that states no business can be run from the property, if this agreement is broken then the lease can be terminated. It’s your property you can set the rules that you feel are needed.

My tenants pay all utilities. Everything is in their name except water and sewer. Portion of the rent is dedicated to that. Everything is in the contract.

Look through the agreement one more time, if it states that the tenants are responsible PM needs to take care of this issue. Call them and speak to your representative.
