Why are you chasing a higher amount of rent in a contract? Hypothetically you raise the rent and the tenant leaves, you will be out of rent for a while. Did you compare the properties, are all rents that high?

Usually the lease is null with a purchase, unless you want to honor the current lease.

From my experience I would wait and then up the rent. Also $50 is a bit too much I would start $25 first year and slowly bring it to the market price.

Read the contract, they should list all the terms.
