But if it’s a signed agreement, it’s a legal form. So if he tells them he doesn’t want to sell with them, is there any paperwork that is needed to cover our butts on the back end?

I currently have a homeowner who has agreed to sell with someone else last fall. We came in and made him a better offer in a few different areas.

Is the seller legally bound to the first contract signed? Is he able to get out of that contract and sign with us instead? He would rather work with us, even if the pricing is the same. Any advice or knowledge on the topic is greatly appreciated!

I currently have a homeowner that wants to deal with me on selling his property. He signed a contract to sell the house last fall, is he legally bound to that contract? Is there any way he can back out and go through me instead? Any advice is appreciated!

I am looking to learn everything!! Obviously I need to start with on topic and really focus on that. I want to master the topic of wholesaling, learn how to complete the full process and move on from there. I actually have a really good deal on the table, with great margins involved. With this deal, I am looking for an investor to close on the house, supply money for the remodel and just take his or her percentages at the end. I will handle the remodel process. I am just starting in real estate and know it’s a big first deal but I can’t pass up this opportunity. I am ready to take the leap and dive in. I am looking for any advice one has to offer!

@David Barnett Currently, no. I currently work in sales at a lumber yard so am really familiar with entire builds and remodels. I just started getting into real estate investing and have been going to a lot of conferences and doing my own research. I have two deals in the pipeline and one really solid deal, almost ready to sign. I have a guy who is willing to invest, but am always open to other suggestions or opportunities. Thanks for your interest. If you have any suggestions or tips, my ears are always open and appreciate anything you have to offer!

Does anyone have a title company that they recommend in the twin cities area? I am hoping to find a few good title companies to assist with/know how to use assignment, ABC, and double close type of contracts. I appreciate any information!
