Great post Shawn Peden . We can all learn from this situation, eager to here more and wish you the best. Have you considered talking to local law enforcement? If there is potentially illicit activity going on, I would think it's worth having the conversation. Good luck.

Brian Higa since duplex is in an LLC, you will need to find a local commercial lender or an asset-based lender. Small local banks and credit unions may be a good choice.

Jesus Garcia good advice from Dean Cravy as far as student housing around LU. Nederland and Port Neches are likely the best choices for a place to live while attending Lamar - shortest drive time, least traffic issues, and better communities. If you plan on holding the investment longer term, those two cities also have desirable school districts. I would not want my child to live near the LU campus. It's an unfortunate fact.

Hello Dean Cravy You might be casting your net over too wide of an area. There are good deals to be had in decent, desirable areas. I know of several investors who are active in the GT area and Winnie. With the expansions in nearby plants, Baytown and surrounding areas are likely good markets as well. What strategy are you trying to follow? There are a couple of active REI groups in the GT MSA. I recommend that you attend a network there. Find a mentor if you can. Good investing. Alex
