Working here in Philly I've heard countless success stories from investors using both strategies. Other successful markets I have heard from include Pittsburgh, North Carolina, Georgia and Florida. Numbers will differ in every market but there are deals to be done all over the country with the right strategy employed.

I typically use Amex but don't travel all that much. I'd look into specific frequent flier cards offered by different airlines. If you have to fly specific routes that use a certain airlines get the card offered by said airline.

@Leo Izquierdo You won't be able to tell if there're any liens on title until you run title with a title co. I would recommend getting a contractor in there to see what the rehab will cost you before contracting this one.

I've already heard of AirBnb investors diverting from the city due to these coming regulations. Unfortunately the trajectory we have been on for some time and sadly will remain on for the time being.

It seems they simply set out to buy as many houses as possible without a ton of informed effort put toward legitimate strategy. I heard of a certain instance where they purchased a property, didn't rehab it, then relisted for $20k more than they bought it for. They ended up selling it for less than they bought it for. Does this increase their market share? Certainly. Is this a smart long term business model? Absolutely not. They'll likely fine tune their model before starting up again next year.

@David Ribardo not surprised to hear that. Many of the PA real estate groups I frequent are ripe with so-called wholesalers posting deals in the Lehigh Valley area with very little past experience wholesaling. I doubt many would see the same success in Philly where a higher standard is typically held due to a larger market/legal standards.

@Divanshu Arora Number 2 is pretty mind boggling, even outside of real estate. Number 3 shows which agents/brokerages will adapt and survive the broad changes tech has already ushered in to the industry.

I would recommend starting with something lighter in rehab to gain experience. Bigger full gut projects may be a bit too daunting for a first flip. Finding the right deal will be the hard part.

How quickly are you looking to grow it and how much risk are you willing to tolerate? That will determine how you invest that money.

@Dave Foster has been highly recommended to me by investors I work with. He is the 1031 expert!
