 This is perfect man! You couldn't have said it any better. I am all for taking on "good" debt but I would suggest getting rid of that "bad" debt and stabilizing yourself. Once you are comfortable, look into the Midwest if you want some cash-flowing properties. I own a ton of properties here and could definitely get you started in the bustling Columbus, Ohio market.

I would get a bridge loan instead between hard-money and a commercial loan. Let me know if you want my contact.

I would go the conventional mortgage route. If you can then see if you can get an owner-occupant or vacation loan.

If I were you personally, If I really liked the location and saw potential in the property. I would cash-out refinance the property at 75%-80% LTV and take out all of your money. However, make sure that your property is still cash-flow positive. You don't want your investment to become a JOB or a LIABILITY.

I personally use Follow-Up-Boss for all of the deals that I broker in the Columbus, OH market. It helps a ton with keeping clients organized through smart lists and tags.

I have done a ton of deals in the Columbus market and continuing to take on large rehabs actively. My family and I share a portfolio of 400+ doors and I personally own 7+ doors all which I acquired in the last year using Other people's money (OPM) after graduating from engineering at Ohio State.

There a ton of great spots to invest in Columbus but it is true that you should avoid certain parts if you are looking for appreciation. I was raised in Columbus and have bought a ton of properties where I house-hacked, BRRRR'ed, fix & flipped, and raised private capital. I bought a lot of my investments in Driving park, Southern Orchards, Clintonville. In general, Columbus is getting a ton of heat because Nationwide Children's hospital is investing 4+ Billons dollars, Intel is investing Billions, and now so is Amazon.

I would say the next hot spot to invest would be white-hall. They are getting tons of funding and rents and property values are rising like crazy. I have brokered a ton of deals there for my out-of-state clients and would love to educate you more on the market there. Shoot me a PM anytime man!

Technically, it is possible but this is certainly mortgage fraud. I would weight out your options and connect with an agent that is an investor and knows his laws. I would ask yourself if the risk outweighs the benefit. If you ever have any questions about investing and house-hacking, shoot me a pm.
