Lubbock is a great town for rentals! There are still great deals out there, you just have to look for them. Living in a duplex and renting out the other side is a great way to start. You can purchase it with an FHA loan which would be affordable. I've been living in Lubbock for 10 years and I used to be a real estate agent. Let me know if you have any questions.

Ten percent of the monthly rent and 50 % leasing fee is pretty common.

Just be aware that the Lubbock rental market is becoming a bit saturated and you won't get the returns people used to get. TTU is building a ton of new dorms and there is a lot of new apartments being constructed in the Overton neighborhood. There is a lot more competition now.

If you ever find yourself in West Texas, the returns in Lubbock are great. We manage a ton of student rentals and are getting great returns. I work for a property management company here in Lubbock and would love to offer any advice you need!
