I work for a property management company as well in Lubbock. I rented a 4 bedroom house in Cooper to a military family. It rents for $1995.00 a month and have had to do very little maintenance to it. Let me know if I can help you in any way!

Marsha and Slide sounds like a good area. While there is petty crime throughout the city, the main area of Lubbock that you want to stay away from is east of Ave Q. You start running into more homeless squatters and neighbors being loud, drinking, and smoking weed in plain sight. I've been showing houses all throughout Lubbock, send me a colleague request and we can network. 

You should require a pet deposit. We usually do $300.00. Make it non refundable. Or what you can do is make a part of it non refundable, and the other part refundable. That way she has an incentive to make sure her dog doesn't damage anything, so she can get some money back when she moves out.

Renting to 4 people can be tricky. It is hard to get 4 different college students on the same page. One might drop out and decide to move back home in the middle of the year. There is also the Brothel law that prohibits more than 2 unrelated people from living in a home (maybe not an issue in your city, definitely something to look into). With that said, we have plenty of 4 bed 2 bath homes rented with no problem. Most of them do not renew their lease however. If it is in a good neighborhood, then you should have no problem finding another group of 4. Our cheapest 4 bed 2 bath rents for $1595.00 the most expensive renting at $2400.00. Hope this helps!

I work for a property management company in Lubbock. We rented a house to 4 unrelated college students, they partied, and neighbors complained. The city gave them one warning, they did not heed it, on the second warning, the city must kick them out and they did. We had to let them out of their lease. In this case, you obviously cannot sue them for non payment of rent. Yes, technically the lease violates the city code, but we have many units with 3 and 4 unrelated people with no problems. We use the TREC lease.

Well, I just recently got an FHA, and I'm living in my first home, before that I was renting an apartment. And I have to live in it for 1 (or 2 years not sure). I could apply for conventional financing, but I don't think I can get it. I am in between jobs. my debt to income ratio is very high, and my credit score is around 610.

According to the RE agent it is for 30 years.
