Lastly if the house doesn't need a lot of repairs and could cash flow well then maybe look at doing a seller finance or lease option.

 thanks for suggestions. the reason i was talking to the daughter is it seems the mother either passed or is unwell which left the daughter to manage the property. also i think they want the high price in order to split between the 3 sisters. 

  i explained to her the value of the houses in the neighborhood doesnt match what shes looking for. especially since she stated the house needs a lot of work. i ended with wishing her luck in finding a buyer but left her with the thought that when she cant get what she is looking for to please give me a call. (not in those words ha)

Hey guys.

  I made my first call to a fsbo. Nerve racking but made it through. I know i need to slow down my speech patterns and I'm sure a bunch of other things. Ha. 

  here's my question. 

Talked to the owners daughter, sweet lady, however she wants to sell her house for 500k. I asked her where did she come up with that number. Her response was, it's a big land. 

I told her the comparables in the neighborhood range from 380k to 439k and it's going to be hard to get 500k unless she wants to sell to a developer to build more on her lot. Which is common in staten island. Her response is she doesn't want to do that. Her sister lives next door and across the street and she wants it to stay the same. 

I asked her what type of work is needed, to which she responsed extensive. 

My question would be, I see she's not motivated yet but has the potential to be. How do you help them realize that they won't get that price? And they're going to have to sell at a lower price. expessically when emotional attachment is involved.

good point, however i do feel they are individuals that want to and don't have the means to yet. also it would be mainly rental but i would like to give an option to buy, if they were to choose that option it would be with a larger security deposit and portions of their rent to go towards the house sale price, with a 1 yr agreement. the intentions is and wishful thinking would be to acquire tenants who would care for the place as their own cause they intend to buy. once again wishful thinking.

Im floating with the idea of rehabbing and holding as a rent to own property. does anyone have any experience in the this, would you do it again? are you still doing it? any tips? 

I'm looking to do this in an area the i would say is c class and has the opportunity of becoming a b- or b+ in a year or so, as gentrification is going on now in some of the parts.

Plus you could have just sent them over to your website which cold have done everything automatically. This is why I stress to people to have a website so you don't have to keep asking and answering the same questions over and over.

Not that I don't agree with you, I just tried the position of not seeming like a big company and more like someone who just drove by and liked the house. I guess as my first attempt. But I'm going to gauge my responses from this campaign and adjust accordingly. I will be doing what you suggested as well on my next campaign.

 Thanks man. Great book, read it the beginning of this year. I guess you can say it was to me like rich dad poor dad to was to many others.

my honest reason to why I want to make and aquire real wealth, is not for the sake of having the money. Don't get me wrong it's great to have the money. My underlying reason as to why I'm on here (bp) daily and asking the questions and working hard now is because with the wealth I seek freedom more then anything else. 

Time has become something I cherish more now than Id ever realize I'd cherish it. With wealth I can have my time to do those things in life sooner rather then when I wait for a pension from my job. With my time aka freedom, I'd get to attend those camp trip with my son's boys scouts. Take my daughter to her soccer events. Watch my new born grow. Wealth we can accumulate but time is lost forever. 

I hear some people like my parents say things like you have a good job that has pensions, and your in the union Yada yada. The problem is my time isn't mine, it's my Companies. 8 hours work 2 hours driving equals 10 hours 8 of which are the same pay no matter how much and how hard I work. 

To have the ability to wake up and look to my wife and say let's go here today or there today, without having to worry about checking our bank accounts or having to be home in time to get sleep for work, is a super motivating factor for me.

with all that being said, it would be right not to give back. I would love to help and sponsor st judes children hospital out here In NY. Knowing I have 3 kids of my own that are healthy happy and vibrant, I want these kids in the hospital to have as much enjoyment in their lives as possible. So with my free time and excess of money I can and would do more to help that hospital. 

So I guess you can say I want the ability to do what I want as I please and when I please with the time that's been given to me in this Planet.
