I don't have my properties in an LLC because I have conventional financing out on them, so for liability issues, I have them all under an umbrella insurance policy to protect any lawsuits. It's extremely cheap for the policy and has all the coverage necessary. I recommend if you can have them under LLCs then do that, have just a few under each one, but don't hesitate to look into the umbrella policy too as a strategy.

I agree with Marco. Sounds like you need turnkey providers. Reason being, they are some of the biggest players down there anyway and if anyone can get inventory, they can. I agree that you won't find deals on the MLS down there because they are all getting bought up before they are ever listed, so an agent won't help.

I do know a guy that is similar to a turnkey provider but minus the turnkey part... ok that didn't make much sense. He buys the distressed houses them and rehabs them then sells them. No tenants, no management in place, etc. Which is nice because then you can customize the post-buy part of it with any manager you want, you can approve tenants, etc. I can connect you with him (the rehab jobs are great) if you want, and I also have my personal property manager there I could hook you up with as well. He is very investor-friendly and could guide you towards an agent too if you still wanted one. I think he is one but only deals with PM stuff now, no listings.

Martin Vergara, glad the article helped. I only buy turnkeys myself and for what they offer, they are perfect for me. If you need any help getting connected with turnkey providers, I can let you know who I've worked with and liked and not liked, etc.

But more importantly, I don't know how I missed this before, what kind of plane is that in your picture? I used to fly Piper Pawnees, which that one looks an awful lot like except I'm thinking it may be an ag cat because it looks pretty big (I can't remember how big the Pawnee was in comparison to me). I love those planes, whichever one it is! I flew them banner-towing in Miami for a little while.

Hey Martin. I only invest away from my local area, and you are already better off then me because you can invest in other TX cities... I've only invested across the country! (live in LA). Houston is a fantastic market right now if you are trying to pick between them. Definitely a hot spot for investors. Dallas is nice but prices are higher with slightly lower returns.

I think the only way to be able to decide to is lay out a strategic plan. What exactly is it you want to accomplish and in what timeframe? Then drill backwards and figure out what will get you there. Hi Thomas! I've worked with a ton of international investors and I do offer mentoring through my personal company (not affiliated with any one real estate provider). I've only bought buy and holds for myself, and I focus mostly on turnkey properties that have property management and tenants (and good ones) in place. Let me know if I can help at all.
