 @Jay Breitlow is absolutely correct, however there are a few condo communities that perform extremely well based on their location and also do allow outside management. We do very well with condos in Storey Lake (proximity to Disney) and Vista Cay (proximity to Universal and the Orange County Convention Center). For most other communities, nicely themed SF pool homes or larger town homes with pools will definitely perform best.

We manage multiple properties in Championsgate. We see a remarkable difference in rates on same size properties based on decor and theming, up to a 200% difference. Happy to share some ideas!

Hey @Shannon Currin! Sorry I'm late to the party! Happy to provide some insights on the various STR communities in Orlando, types of homes and pros and cons for each. I completely agree that Encore/Margaritaville and Reunion are not the most guest-friendly if you aren't using their management services. On the other hand, we work with many communities with similar amenities that are fully accessible to guests. In my experience, slightly higher HOA fees can be worthwhile if they translate into a better guest experience - many travelers expect the full "resort" experience (clubhouse, pool, lazy river, water slide, etc...). This will also translate into higher revenue if the property is priced properly. Feel free to PM me anytime!

@Sherif Taher depends on the community! Our 4B pool townhomes in Storey Lake do well.

@Sherif Taher both will perform well if they are well decorated. You will see more seasonality in the larger homes since larger groups tend to travel specific times of the year. Needless to say, you will also get higher rates, just more highs and lows in your cash flow. Happy to discuss in greater detail!

@Michael Johnson Orlando (the Disney market) is extremely competitive but also very lucrative if you have the right type of property (pool home, at least 5+ bedrooms) in one of the top communities and market it well. It's important to really analyze the revenue potential and compare properties before you make an offer. It really depends on pricing and technology. By using dynamic pricing and the correct revenue management strategy, the homes will definitely cash flow and perform very well. The key is achieving the right balance between rates, occupancy and length of stay. It's an art AND a science!

@Courtney Bass yes, bigger is better with a few exceptions. We have found that location comes into play. We have found that smaller units in Vista Cay and Storey Lake for example will do better than the smaller units further from Disney or Universal. Also, it depends on the time of the year. For us, the smaller homes (say 3-5 bedrooms) pick up during September, October, May, etc. when many families are driving to Orlando and not getting together with extended family.
