Another upvote for Columbus, OH. Like most cities, the metro area is much bigger, over 2 million. There are also large immigrant communities here, particularly Somali and Vietnamese, which is wonderful. I invest in raw land but I'd be willing to help you with any Columbus, Dayton or Cincinnati specific questions about the areas. I don't know why, but the Cleveland vibe seems more foreign to me, being from the mid to southern part of the state. Maybe because I never went there as a kid and STILL have never been to Lake Erie.

I also just came across this site and am very interested as well. I'd also love to hear from someone who has used it. Thanks!

I would agree with Linda that Seth Williams' RE Tipster website has an immense amount of very valuable, FREE information. Also, EB Farmer has a book called The Land Flipper: Turning Dirt into Dollars. Seth's website advocates buying land using delinquent tax records to find bargains. This can lead to buying land all over the country with exclusively online research. EB Farmer teaches buying at a higher dollar transaction level in local markets in which the investor concentrates. His method derives profit from the subdivision of land into smaller tracts which command a higher price per acre. Both are compelling models, but given your capital, I think you would find retipster.com the most helpful for getting started.

Are there any particular banks in this space that know what they are doing and would be glad to take my solo 401k account? Any recommendations would be greatly appreciated. Thanks!

Hi there,

Here is a thread in which Quest IRA's positive qualities are discussed. My personal experience with them has been very good.

Even though this was a while ago, this saved me a ton of time on researching the different SDIRA companies.  Thanks, y'all!

This comes from Jason Ortiz, a RE investor in my note mastermind group who is based in Dayton.  He says that Janice and Bob are both well respected and diligent.  He hasn't used them personally but recommends them as well.

Chiming in late here, but I have the exact same questions.  I did hear Brecht Palombo say in one of the trainings on DP that he has never been asked for a proof of funds by bankers.  However, I'm guessing these bank relationships don't last too long if you can't fund the deals you say you can.
