Thanks @Robert Aurie. That is why I am a bit hesitant. Actually the propert is in St Petes. I have a cousin who is a property manager there which is why I started looking in the first place. He doesn't do multi family homes so he suggests that I find a company that can help me with that. I am getting a bit leery for the said reasons. I can't wrap my head around insurance costs either. Almost $7500 for coverage. Is this normal?

I am in California and looking to possibly purchase my FIRST investment property. Property is in Florida Tampa area. 8 unit $450k. Is this ill advised? Would you buy a place sight unseen? Would paying for an appraiser to evaluate the property be enough to satisfy the purchase? Please advise! Thank you

@Dror Shmaya  That certainly makes sense in today's day and age. Any company that can perform QUALITY service at a reasonable fee will do extremely well. For me, if the costs outweigh the value received then moving onto finding a better suitor is imperative. Thanks

@Daren H. Also good advice Daren. I too enjoy less headaches in life. I really should think it over before making any rash decisions. One part of me wants to manage to learn the ropes and gain experience and the other part prefers to have someone else deal with it. If I didn't work FT I would see it less of an issue. Thanks

@Account Closed I see that the Nolo Bundle includes leases and agreements for use. Seems to be a PDF which I will be ordering. Will I be able to utilize the forms by modifying and printing or am I prevented from doing so due to the fact that it is on a PDF?

@Penny Clark Thank you. I most assuredly believe that in the future I will most likely lean on a trusted management company when I choose to no longer self manage. I suppose that right now I need to buck up and learn the ropes. I do have a FT job so I just want to make sure that it does not take more time than I would like allocated in taking care of there said duties.
