So it looks like the attic on the property I just purchased isn’t really insulated in the attic. The insulation looks to have deteriorated and it’s extremely old. House is not cooling more than 80 degrees. Spoke to Ac company they said it’s probably the lack of insulation in the attic.

I am debating between spray foam and regular fiberglass. Both will be a huge pain to install because of the amount of space in the attic.

Anyways long story short......which is the cheapest option? Is there a large price difference between the two?

So cash for the down payment and good credit shouldn’t be an issue. I guess my concern is that because I want to start a company to do this, lenders might not be so willing to lend for some tu big that is just new.

Sounds like you have some experience with his. Any advice?

I’m just curious has anyone ever sold a loan to a bank? So I am thinking of starting a company where I would buy plot of land, build on it (probably with a loan) and the sell the property for a profit. I am guessing that legal and can be done but not sure how?

Any advice on this?

So with covid-19, we have all suffered from lost income, lost jobs, and tenants not paying, in addition to the lack of evictions in most states. I was wondering if anyone had applied to any financial support from the government.

Seems like small businesses get breaks, and even unemployed people but not landlords who are taking the biggest hit. Is there anything out there for us?

I do not have an LLC, just a person with a property with tenants that have not been able to pay rent for over 6 months, and can't evict them with the current crisis. Spoke to someone in the court and they said that it could take 3-6 months for the eviction process due to the number of cases and. Urgent working hours.

I completely agree with you. That’s my concern, specially students, however, it’s also not uncommon in my area.

Ok so I have a house that I want to rent out. I wanted to rent it out to a family or someone who just wants a house for themselves. I have three applicants, all are currently roommates. They are students all with different amount of time left in school. They all have pretty good credit scores, good records, no pets, non smokers. I don’t want to rent the house on a per room basis and have three individual leases.

How to I go about renting the house out? I would put all on one lease, but would like to collect rent together and not from three different people.

How do I decide who to make the primary person responsible for paying the rent?

What happens if one of them leaves and the other two can’t (or don’t want to) make up the difference?

Do I get their parents to co-sign for them?

Im in Louisiana.
