@Joshua Goldberg Try Newark. The market there is getting a bit hot and crowded but there are still solid deals to be had and it’s a great market for rentals.

@Melissa Dinas if the utilities have been off for a while the utility company may want to perform an inspection before they turn them in. I would at least contact them now and see if that’s necessary so you don’t get held up later.

I own a bunch of properties in that zip code. I dont usually do single family deals i think you get more dollars per square foot on a  multi family. The purchase price seems really low and if your rehab costs are accurate it sounds like a pretty good deal. Just make sure the block is decent. also is it an attached house or a condo? There arent many houses that small in the area.

Im a big fan of the wad and generally stay away from anything south of 280 unless its near downtown. That being said parts of weequahic are decent but i dont like vailsburg.

@Amir Pinnix Yeah I’ve been pretty fortunate I have a guy who does a good job even though he’s far from cheap. There are some scam artists out there so you need to be careful. Hat being said a lot of people manage the jobs themselves and just hire subs. It’s not that hard and you’ll save money.

@Brandon Mitchell I sold the three plex a while ago. I still own a whole bunch of multi families there and we stIll get the occasional bad tenant. Parts of the north ward tend to be safer (especially north of Bloomfield Ave) and the east ward is great except for being very expensive.

@Danzell Crowell I invest in Newark and I’ve done pretty well there. Very strong rental market but you need to be very mindful of the various neighborhoods there. Some of them I wouldn’t touch and others are very quiet. You really need to hook up with someone that can advise you on the different neighborhoods and you need to screen your tenants very well. But overall it’s a great place to invest. A lot of people are chasing deals there these days so it’s very competitive as well.
