@Miryam Tesfaegzi Code enforcement violations will not show up on a title report bjy recorded liens and judgenents will. Best bet is to call the building and code enforcement departments regarding any prooerty related violations. Those numbers can be found on the JC website. Heads up they aren’t that easy to get a hold of because there’s so much construction going on in town at the moment.

@Nicholas Dinis I’ve been investing in northern NJ for a while and with regards to the tenant friendly laws I don’t find it to be that bad as long as you are in the right side of the law. No you aren’t going to evict someone as fast as you can in other states but as long as your paperwork is in order and the law is in your side you should win the case and have the tenant out pretty painlessly. Be aware of rent control laws in various cities as those can limit how much you can raise rents. I think that’s a factor a lot of people don’t consider when they start. That being said I’ve done well in Jersey and I hope you do to. And thank you for your service!

@Kay McLawrence I’m an investor in Newark and I think it’s a great market although it’s gotten very competitive recently. If you plan to be an owner occupant then I would suggest you look for properties through Homepath and Homesteps because they have an initial 20 day first look period where investors are barred (in theory) from making offers. That might help you get something at a lower price point with a mortgage designed for a first time homebuyer. Good luck!

Montclair is a great town but its really hard to find properties cheap enough to make the numbers work on a buy and hold. That being said, that corner of Montclair is probably one of the only areas where you could find such a property. Its not the prettiest area but its still safer and more stable than a lot of the areas down the line in the Oranges and Newark. If you can find a deal that works over there i think its great but i think the city has a certain "cachet" that keeps the prices up making it very hard to find a deal that works. @Adrian Orgill I’ve never used them but I like the guys at Clear Skies Title I k know they work with a lot of investors. And Manny Rosa is a good investor broker in Newark.

@Adrian Orgill If for some reason you can’t get it from the tax office I used to buy tax sale lists from taxsaleresources.com but that was for another state. Check to see if they compile lists in Jersey. The lists come with a lot of important data too so it’s worth the money.

@Skye Anderson If it has any metal at all it magically grows legs and walks off while the house is vacant. Someone probably sold it for scrap and got maybe a $1 for it.
