You’ve got a pretty solid budget for the area and for that money you can consider moving to some even more stable areas in JC. Taxes are a big deal over there especially since they re-evaluated all the cities taxes so you need to make sure you know what your property tax bill will be going forward. Crime is obviously an issue and yes you do want to stay as close to the rail system as possible but again that won’t be too hard on your budget. If you need the name of a good realtor PM me. I like the idea of house hacking in your case. There are a lot of multi family houses with layouts that you can make work for you in northern NJ. And my experience with landlord/tenant court in newark is that as long as you aren’t a slumlord and keep diligent records of payments you won’t have a problem getting non paying tenants out of your property.

If you can get a line of credit from a bank, Hard money lender, or some other kind of financier they will usually give you one to present to sellers when you make an offer. Now when in selling a property I know most of these POFs aren’t worth a hill of beans until the lender runs the actual numbers but without being able to show at least enough money for a down payment or equivalent financing no one is even going to talk to you. I’d lock that up first before trying to tie up a property and looking for financing later.

I almost had this happen last week. The guy owned the building for 34 years and It had some sentimental value to him. The night before the closing he changed his mind. He had no legal recourse to do so and we served a TOE letter that night and reminded him that he would be liable for any damages I incurred. I also offered to let him out of the contract right there for a $50,000 break up fee. In the end he realized he didn’t want a lawsuit that he would 100% lose and we closed the next day. I feel like there’s a good chance your deal will close like this too.
