id say 6-7% possibly higher as that area code is kind of rough. No one is collecting rent in those neighborhoods for less than that.

I'm very suspicious of investing in condo buildings. Often the condo association's financials are in disarray and they have to raise HOAs on you especially in a building with a lot of foreclosures. Also you need to make sure you can rent it out some buildings have limits on how many units can be rentals.

I do a bit better than that bit i suppose but it varies depending o nthe neighborhood and unit size. Mine are mostly 2-3 beds and in the North ward

Does that include debt service? The best way to evaluate how your doing is cash on cash return so the answer to that really depends on how much cash you have in the deal.
