I am planning on renting out my property (3 bed 2.5 bath home) in Federal Way, WA (greater Seattle area) and wondered if anyone in the community had any Rental Application and Lease Agreement templates that are compliant with WA state and Seattle area law that they could share with me? Hi Rhonda,
Thanks for the response! So I am looking into this because I am purchasing an investment property in the Knoxville area for Buy and Hold and the appraiser came back with a market rent that is lower than I believe is accurate and is very low. In order to get the proper loan from my lending property I need to prove that the rent in the area should be higher and they have requested comps for rental properties that are currently occupied.

1. You are correct, I do not intend to owner-occupy.
2. How common is it for sellers to agree to finance the house directly to the buyer? This sounds like a very good option, but I would like to get a little bit more information on the ins and outs of this

I am new to real estate investing and am trying to understand exactly how to finance my first deal on an investment property. I would like to invest in property hat I can rent as a short term rental, but want to find a creative way to finance the 20% down. Any feedback would be much appreciated. Thanks.
