Remember, in the videos people like to share their best case scenarios. That may be their highest value booking ever, not the average the rent for. We typically rent for 50-100% higher than LTR rates here in Los Angeles. But every market is different.

We manage 27 MTRs and get most of our bookings through Airbnb and Furnished Finder.

Hey Alex, what do you mean by a MTR business? Owning your own MTRs, managing and co hosting, something else? I own a MTR management company in Los Angeles and have started posting educational content on YouTube. I'm also planning on building a course in the near future on starting a MTR management business. How does your course recommend taking communications off platform? Remember, Airbnb is watching your chat and this is explicitly against their terms you agreed to. The only legit way I've done this is when the guest asks for a showing and my team meets them in person and gets their contact.

This sounds very normal for a MTR stay. Just deduct it from the deposit and move on. I don't think that's nit picky at all. No reason for you to eat the cost.

Hi Allen! We've never used a travel nurse organization to find our bookings. It may depend on market, but all of our travel nurses found us on Airbnb and Furnished Finder. It may depend on the hospital too, but it seems like the nurses in Los Angeles search for their housing when they get a contract.

I agree with Sarah, the cost for Pricelabs or any other pricing tool is so low you are almost guaranteed to make the cost back. You can see what rates they recommend and how it compares with your current rates. If even raising your ADR by $1 with no decrease in your occupancy, it's paid for itself and a bit more. I think it's around $20 a listing per month but I'm not for sure on that. A pricing tool is the first software I recommend for everyone when they get their first listing up.
