I'll be moving to Greenville this fall and looking to get involved in some REI in the area, can't wait to get started! I'm looking to start with Ranch Style Brick SFH (as boring and practical as possible) and purchase one per year for 5 years before transitioning into multi-family, can't wait to get the ball rolling!

That being said, does anyone know of a good REI meetup in the Greenville area?

Hi @David Hanor!  So a bit more of what I'm looking for:

I'm looking for a 3 Bed, Brick Ranch style house (as boring and practical as possible).  A good school district is a plus but not required.  Within a 1-hour drive of Greenville, within Greenville would be preferred but I'm open to some of the surrounding areas as well as long as I don't have to travel far to check on the properties.  The price range that I'm looking for caps out at around $130k, this is based on just running some numbers, I don't see anything that seems to work above this price range.

I'm primarily looking for B quality properties, but would be open to C properties.

I'm also looking for a Single-Family property to start as an introduction (again this will be my first rental) with plans to try to purchase one property per year, transitioning to multi-family at about the 5-year mark.

As far as rehab goes I'm not looking to do any major repairs (roof, foundation, electrical, etc.) but would be willing to tackle interior renovations more willingly (paint, flooring, bathrooms/kitchens, etc.). I'm a Civil Engineer/Construction Manager by profession when I'm not with the Army so I'm not scared of getting involved in rehabs but would like as simple of an introduction to REI as possible to avoid any surprises.

Hope this helps shed some more light on what I'm looking for!

A couple of things that someone may be able to gut-check for me: When I'm running my numbers I'm budgeting in $100/month for repairs, $100/month for CapEx, 10% rent for Vacancy, and $105/month for insurance (based on a Google search of SC average cost). Do these numbers seem reasonable or does anyone have any insight on these needing adjusted?

Hi! My name is Jacob Allen, and I'll be moving to Greenville, SC this fall and am looking at getting into REI. I attempted to get started with REI back about a year ago, and after doing some research and listening to the podcasts decided that it is probably better that I pay off all my student loans and get debt free prior to beginning. I'm now in a better position to begin and am looking to start my investing this fall, I should be debt free by May! This is a big achievement for me, paying off about $65k in loans in almost 3 years exactly!

I was originally looking at investing in Georgia, however now it looks like my life has had some changes and I'll be moving to Greenville, SC after I finish a deployment with the National Guard in Afghanistan this fall.

I'm looking for a handful of things to start:

  • Are there any current Meetups in the Greenville area that anyone recommends?
  • I'm looking for a realtor that could help me make a more informed decision.
  • Are there any good property managers in the area that anyone would recommend?  I would be open to the idea of long distance investing prior to my return in October if I had a good PM and Realtor lined up to help me with the process.

@Robert Shoffner Hi!  I'm going to be moving to Greenville, SC in a few months as I finish an assignment with the Army.  How has your experience investing in Greenville been?  Any recommendations on realtors in the area?
