I'd take deal assuming HoA reserves and financials check out. Overall, others hit on key points. HoA and CC&R can kill your deal. I have 3 condos in LA. 2 of them rented out. Bought back in 2015 so up like 75%, finally cash flowing. If I were to do it all over, probably parlay my money to SFH for better control.

Two schools of thought. The “pros” say you should buy in one area that you know best and keep buying.

However, I disagree. I’m in Southern CA, if I want to go all in in Los Angeles, I’ll be buying line 1 property every 5-10 years.

I’m all about diversification. My scenario:

1) Los Angeles CA: own 2 condos for high appreciation play. 1 is cash flowing. Both bought in 2015. Both killing it on appreciate with 50-75% return

2) San Antonio TX: own 1 SFR. Cash flowing machine. Bought during covid.

3) Cape Coral FL: bought back in 3/2021. Cash flowing. Duplex play.

4) Online REITs and private placement reits: small percentage of money to get some passive play.

As you can see, I’m fairly diversified, though heavy in CA. So if CA crashes, my hedge would be #4 and #2, since FL pretty volatile too.

Hello All,

I’m looking at Clarksville, TN as a potential market for me to invest. This area seems like a good investment opportunity with a mix of military and various manufacturing jobs. It’s around 45-60 min from Nashville so seems like a good area due to growth. Couple of questions for folks who invest in the area.

1) Do see long term potential in this area? How is the macro economy there?

2) Are there Class A or B areas in Clarksville where you’ll have stable tenants?

3) Any reasons to avoid Clarksville?

Glad to get your local input here. The cost seemed pretty high and not sure i beleive in the pro forma rental income. Rather buy two separate SFH in a proven area.
