Sort of an older post, but I see BP still does not allow you to sort by post age (hint, hint....). Anyway, if you are non-accredited, Realty Mogul is very happy to take your funds- and reluctant to return them. I wanted to get some interest on cash in my self-directed IRA, so I put it in a few years ago in REIT I and II. Now, to redeem it, they are only allowing me to get back 10% a quarter of my funds, and saying "market conditions" may prevent them from redeeming all of my funds in the next couple of years. There are much better alternatives than Realty Mogul. No knowledge of their accredited accounts, they might be better at that. Live and learn, and YMMV.

Do you have any updated feedback on this one? Recall it’s a 5 year hold no?

Vet GP and track record. I have entertained certain deals, but been looking more into private reits etc since they have accounting firms audit.

Hey everyone, has anyone invested in Fundrise? Seems legit. 21 straight quarters with gains.

I have decent money in Fundrise and Realtymogul. I’m an ipo investor and tech investor for one of fundrise funds. Been decent run so far. It’s a good diversification with single family rental that I own.

Quote from @Emmanuel Sanchez:

Hello,

Curious to know what you'd do in this situation. Rent is due today (October 1st). Tenant asked if we could work with her to avoid late payment fee (assessed if rent not paid prior to or on 4th day of month) since she cannot pay today. She is asking because she is unable to withdraw money from the bank as a result of Hurricane Ian (no power). Side note... Our area of Cape Coral was thankfully spared from any severe destruction. First and foremost, we utilize Avail.Co for rent collection. It's all done online (no cash or checks required), so I don't know why she needs to go to the bank 🤔. Couple of things I am considering because I want to be a reasonable landlord/person considering the times:

A) Reminding her that she has up to the 4th day of the month to pay the rent without incurring a late fee (as per our lease).

B) As a ONE time exception, due to the extenuating circumstances resulting from Hurricane Ian, allowing her to make a payment within the first 14 days of month without incurring late fee.

Thoughts? Any insight is appreciated! Thank you!

If they paid on time historically, I’d give them some time.

Is anyone near SE 9th court by country club blvd? Have a place on SE 9th court by the pet hospital and want to see how that area fared. Thanks all!

Hey CC locals

Just wondering if anyone has been in the 33990 zip since the storm. I’m just a bit North of the Thrive Center on 801 SE 5th. I know some roads are impassable but just thought I’d check in here in case anyone is out and about.

thanks,

Cj

I’m not too far from you. Another user posted this map….. you can at least see from top view of your home to see if safe or not.

My thoughts go out to everyone affected by Hurricane Ian.  Of course, SWFL got a large brunt of it, and the islands look pretty devastated.  From media coverage and contributors on the forums, it looks like much of Cape Coral fared well (relatively speaking).  Obviously, the most important focus is on those who experienced loss of life, need rescue, and experienced total loss; again, my heart goes out to those people.

From an investment standpoint, hurricanes are obviously a real, calculated risk of the area.  It will be interesting to see how the storm may affect build times, with so much need for labor, repairs, and construction in SWFL. At this point, I believe most of Cape Coral is without power still.  It will also be interesting to see how values could be affected down the road, as well.

I found this map that can zoom in to the aftermath. It’s amazing the difference in damage within a short distance. A lot of area looks barely touched and then of course you have devastation in Fort Meyers Beach.

My first concern is with the people who are suffering, but of course we have to think of our investments as well. This isn’t good for anyone and will take quite awhile to resolve.

Thanks so much for this….. I’ve been so worried about by home there.

Quote from @Terri-Leigh H.:

Our 6 week full remodel was devastated by Ian today.

We aren’t sure how much has survived. We lost comms with neighbors before the water was at our door.

Lanai ripped off.

Huge palm trees ripped out.

That’s what we know so far…

No idea how we will regroup and recoup. Hoping it’s not too bad and we can fix and rent to those in need.

Thinking of any other investors affected. We are  at 33RD Terrace 33904.

So sorry to hear that. Hope you are safe. I have a property in SE area off 9th court by city hall….. I’m hoping my property is fine. Fingers crossed.
