What in your opinion, qualifies a landlord as "cheap"? Do you as a landlord folix everything pointed out by the tenant? Besides legalities, is cost and ROI the driving factor in the majority, if not all of your repair and upgrade decisions?

Hello all,

I wanted to ask a general question: How has real estate investing changed everyones lives?

I'm not necessarily speaking of financial gain only, but also time gained to do prefered things, wealth to pass on to children, etc?

I just received my first rent payment (tenant was almost late smh) on my first property purchased solely as an investment, and it feels good. I'm grooming my 6 year old now by telling him that he has a house in a nearby city. I want to give them what I wasn't given growing up...while teaching him and his brother to appreciate it; the value of a dollar; and what you can provide for yourself through hard work.

I closed on my first property on the 21st, the old owner had an illegal electric hookup. Fortunately it was caught by the inspector. Needless to say, the owner spent thousands of dollars and 3 weeks of work and back -and- forth with contractors and city inspectors to have it rectified. They had to relocate the tenant to a hotel too. Sounds like these things are too common. Sorry you're going through it, I hope it works out in the end. May I ask, what state or area is this?

@Sean McKee sound advice. Thank you. As it stands, I'm about $150.00 less than market rent. Most of the others are probably 1/2 the sqft. If I can make out with +$200 a month, I'd consider that a win for me. I'd be content with that.

Hello Everyone,

I'm a new investor who just closed on my first property about 2 weeks ago in Baltimore. I'm thinking ahead and plan to complete some much-needed renovation. The neighborhood is "C" class. My goal in renovation is to force appreciation, but also attract good responsible tenants too. Im thinking as far as staging the property when it's time to advertise. The rent is slightly below market for the area which is ok for now because it's still cash flowing and it's occupied with a good tenant who plans to sign another lease (with raised rent). Within the next year, ill be doing work to the property laying down some sweat equity.

My question is this: In everyone's experience, has nicer (not the cheapest builder-grade stuff you can find) materials translated to attracting a more qualified and responsible tenant? I'm not looking to turn the place into a museum, but I would like to go one step above basic with the hopes of attracting more applicants to choose from.

Any advice is appreciated!
