I am currently being trained by a wholesale team here in Phoenix and they recommend to start with the end in mind, so buyers list comes first for them. Honestly, by connecting with other investors who want to fix and flip or buy and hold has created good relationships that will help source properties as well. So I don't think it can hurt to do it this way.

Hi Alan! The investor actually happened to be a friend of my moms who did her a favor years ago and wants her to own the house, so hopefully that's not the case.

hi everyone, 

So I'm looking to help my mom do a seller finance deal with the lease option she got into 5 years ago and then refinance with a conventional loan. What is the process and how hard is it to qualify for refinancing? Do they still look at your job and income and credit score? Or will they look to see that she has lived there for five years and always made her payments? She is self employed hair stylist so it is hard for her to qualify fora traditional loan. 

Lease option to buy: 115,000

Current market price: 180,000

Our idea was to get seller financing and refinance to after a year to get her friend paid back. Any advice?

@Jay Hinrichs How do you forsee the houses going in the next couple of years in portland? So far my house has appreciated at about 10% a year for the past 4 years ...leaving me with about 200k in equity. Would you sell or keep? Rental rates don't seem to be keeping up with price hike.
