Karen M. I work primarily in single family right now.. I work more on the sales side of things. We are venturing into detached town homes next year. I'm assist ( when needed ) with the preparation of land books, feasibility studies, and competitive market analysis for the head developer at my company. I'm really enjoying the single family side of the development business. I've got a little multi-family experience, but it is not as near as fun as single family IMO.

Brandon Earman this is what I wish I would have done (wife wouldn't let me). I got married at a young age, 25. If you've got nothing to tie you down such as a family, then here is what I suggest.
Buy a duplex with your money instead of a detached home. Lets play this scenario out for a bit
Duplex with 2 bedroom, 1 bath each:
You rent out one side for $900 per month
You rent out one room on you side for $450 per month
$1350 in rental income per month
What will your monthly expenses be? PITI for sure, and other maintenance.. but it will be a lot less than $1350 per month.
You're living for free... you're making money.. and you're doing your first deal.

Here is some quick ones off the top of my head..
$1 / sq ft for painting (double if you're priming) (no materials)
$1 / sq ft for carpet install & old carpet haul off (materials)
$3 / sq ft for tile demo, install (no materials)
$400 tub / shower tile surround (no materials)
$25 / sq ft for granite demo, install (materials & labor)
$35 per light fixture (resell grade)
$100 per ceiling fan (resell grade)
$16 avg. per blind - aluminum
$42 avg. per blind - 2" faux wood
$.70c / sq ft 18" tile
$150 tub (no labor)
$1.75 hard wood floor refinish (materials & labor)
$275 per home inspection
$50 per window pane replaced (standard size)

I was going to be a full time RE agent so I went for a big name broker. With the big name comes a lot of fees and a high commission split.
If you're looking for a broker to hang your license with and no feses.. Check out Realty Associates in Houston. Pete is a smart guy and charges around $175 annually. No monthly fees. No desk fees. 100% commission on deals.. I think you pay around $95 per transaction.

Congrats on moving forward, Shane Woods.
Although I am no longer a licensed agent in Texas, this is the time frame that it took me to go from un-licensed to licensed:
Jan 3rd - Ordered course online from agentcampus.com
Jan 20th - Found broker to sponsor / hang license
Jan 30th - Submitted 150 completed course work to TREC
March 1st - TREC responds needing finger printing & bg check
April 15th - TREC BG check / Finger prints received
April 15th - Pay HAR/TAR/NAR/CSS/Broker dues
April 20th - License "active"
May 1st - 1st contract written
So it takes roughly 5 months from start to finish. Keep in mind I did only 150 hours.. I was able to transfer in hours from my college courses, which saved me about 100 hours in training.
Also, TREC was very backlogged in their processing.. so it could be faster now. You might want to contact them and see how long their processing usually takes now.
