What is your end goal when finding owners of these properties you're looking up? I would start with tax records.

@Mark - Forgot to mention that! I think a website is probably the best ROI I've had at the moment. HAR is providing me with a free website, and I just buy the domain. Can't beat $4.99 per year!

@Michael - That sounds great. I really haven't marketed towards my COI (didn't want them to feel I was trying to 'sell' them on something), but maybe I can start a direct mail campaign to them. I just got a great buyers lead I'm working now from my COI. I would love to get a digital copy of your book.

I'm evaluating my marketing plan over the next 2-3 months and taking a step back at what I spent money on, and what returned leads.

March 2012 will be my 1st full year as a licensed real estate agent. I have dipped into various marketing methods, but have not seen the results I expected.

Direct mail
Hiring people to post on Craigslist $5 per hour
Printing ads in local neighborhood directories $175 + design fee, $75.
Hand written letters to FSBO's, more time than $$ spent
Hand written letters to FSBO's dropped off at their house, more time than $$ spent

So I am beginning to wonder, what brings in leads for you. What is your highest Return On Investment for your business?

My goal for next year is for every dollar that I spend, I want to at least return $2 for spending it.

Ideas are welcome..

I would bring all your permits, documentation, invoices, etc. for the inspector.

I would go with staging over designer.

You should be able to design the home with the help of sites like BiggerPockets, HGTV, etc.

Netural colors, earth tones, and clean is what sells houses...

NAR had a statistic that said staged homes sell 56% faster than non-staged homes. I need to find that article. Its on one of my NAR magazines.

Why would you not start rehab in winter? I can see holding off to sell in Spring, but I would start rehab ASAP.

I was getting my prices off a builders site looking at blue prints. They have plans from $10k-25k from what I've found. Its all what you want to put into it I guess.
