As a landlord, it is important to be aware of the legal requirements and limitations when requesting documentation from a tenant, including military documentation. Here are some things to consider and they may  help you request military documentation legally:

Understand the purpose: Be clear about why you need the military documentation. Landlords are generally not permitted to request military documentation unless it is directly related to verifying eligibility for military-specific discounts or benefits. Requesting documentation for any other reason may be considered discriminatory and a violation of the Fair Housing Act.

Review state and federal laws: Familiarize yourself with the applicable state and federal laws regarding tenant privacy, anti-discrimination, and fair housing. Ensure that your request is in compliance with these laws.

Provide written notice: If you determine that your request is legally permissible, provide the tenant with a written notice explaining why you need the documentation and what specific documents you are requesting. This notice should include any relevant deadlines for submitting the documents.

Obtain consent: To ensure you are not violating any privacy laws, obtain the tenant's written consent before accessing or obtaining any personal or military records. You may provide a consent form for the tenant to sign and return.

Maintain confidentiality: If the tenant provides you with their military documentation, handle the information with care and maintain strict confidentiality. Store the documents securely and limit access to only those individuals who need the information for the purpose for which it was requested.

Avoid discrimination: Be aware of the potential for discrimination based on military status. Treat all tenants fairly and consistently, and ensure that any policies or procedures you have in place do not unfairly disadvantage military personnel or their families.

I feel your pain with the student loans. Since your major was in the medical field, there may be some option for student loan repayment with your employer. Here’s a website to check out

I also like the house hacking idea as well. That would definitely cut your living expenses.

There’s also a car sharing program out there called Turo that could possibly cut down on your car payments
