I have this doubt about the earnest money deposit. Does the two EMDs have to be through a title company, or it can be sent from wholesaler to homeseller / cash buyer to wholesaler?

I understand there is a lot of people doing it the wrong way, but that doesn't mean every wholesaler is also doing it the wrong way by default or that wholesaling is not profitable at all. 

Don't take my word, as I'm also a beginner, but I just had the chance to learn the information from real estate mogul Robert Shemin. He does it himself and shares multiple creative techniques to do wholesaling (including every other type of high-profit real estate deals), I just decided to start somewhere. 

Trust me, there are a lot of rehabbers searching everywhere for a serious wholesaler so they can find great deals quickly and easier.
