I need some help in both areas, I am currently using Property Radar and have a house in my area that is supposed to go to auction next month that I would like to see if I can buy. What kind of experience do you have in creative finance?

We recently purchased and did a complete remodel of a 4 unit property that we now live in her in Los Angeles. We want to buy another property this year but will not have the 25% down to do so. Because of this we are looking for creative financing deals and with that we are looking for an agent who is knowledgeable about buying houses in foreclosure before they go to auction, seller financing, hard money or private money lending, and subject to's. Any recommendations would be appreciated. Do you think an agent that is knowledgeable about these type of deals or an attorney would be best? Or do I really need to find one of these elusive "mentors" everyone talks about.

I am looking for a real estate attorney that can help me on subject to financing and other creative financing investments in the Los Angeles Area. What should I look for, what price should I pay and can you recommend someone?
