You can use the MLS if you enter as a guest, I am not sure what the difference is as a guest versus an agent who has full access. I think you can not see the private notes that sellers put in. I personally like Redfin.com but am not sure if they have it in all locations. Hope that helps...Good luck and God Bless

Here in LA trash comes on the same bill as electricity for some reason... It was a surprise to us when our first tenant told us the same. I'm not sure if they can separate it for you.

I would suggest finding an area where both work... by that I mean properties can cash flow positively for holding but if they go up enough you can flip... my 2 cents is that you make a heck of a lot more from holds that you do from flips...as you get the benefits of appreciation, depreciation (tax reduction), tenants paying down your mortgage (equity) etc. With flips you miss out on all that but sometime you need the $ now so that's totally understandable.

My wife and I have a property we are planning on purchasing subject to the existing financing. The seller is willing to do the deal but only if he can qualify for a loan on a new home in Arizona. He was suggesting that if he shows lenders the purchase agreement from us stating we will be paying the note they may be more likely to lend to him.

I know most of you are probably not mortgage underwriters but I thought you may have had or heard of similar transactions. If so please share ideas on how we can help them get their new loan approved.

i think that depends on the zoning you can look that up on zimas.com I believe. You can call in to city planning if I remember correctly. Good luck.

That is a tough one.... If they are willing to go and take your relocation fee then great if not you would need to find a legal way to have them out... Dennis block is a great local attorney that can help... If you want look him up he is very knowledgeable about evictions.

Looking at a property that has 3 units on it but only 2 are permitted. I am aware that you need 2 off street parking spots for each unit to be permitted and this property has that. Anyone know how this is done, who to best talk to to make sure I will be able to make the conversion if I buy the place?

Karen,

Very true we do not know if the property will really cash flow until we have more information regarding everything but with conventional financing and using the pro forma rent rates it will, clearly much more information will be needed to make any final decisions. I think Ralph is just not sure if the bank allowed him to gift down payment funds to his buyer because it was his son or if any seller can do that.

My broker did not say that we could not do a subject to with a wrap I was just assuming that...so this can be done? This would be if the seller is willing to do seller financing and simply keep the current mortgage in place so I can buy the property right? What is a TD is it a 2nd mortgage?
