Hey
im confused a bit guys, i dont know where to start investing and how to focus on one place and not few.
I want to do BRRRR & I have around 120K, where is the best place to invest do you think to start in general in all states ?
im focusing in few places the same time, and its hard to focus. for now im in Cleveland since prices there still not high
Sometimes im in Texas, sometime im in Cleveland & Columbus..and other times in Carolina's. Now lets say I focus on Cleveland, the appreciation rate no the best for long term over there. So then im thinking on Columbus, since is much better.. but the price higher there, so I dont know really where to focus, it seems Columbus better then Cleveland and that is what stopping me to focus on Cleveland .
There is prices on Cleveland on 50-90K but the neighborhood really bad, bad schools and C grade, i dont want to have rental problems.
Im looking most of times on the "more valuable cities" (like Columbus, Greensboro and Carolina areas.. and more) when property goes there for 170-220K and its not that much different from 100-120K in Clevelend (if i go with A or B grade) . Im any way put 20% down. and for long term i will get more appreciation for the other cities.
Im planning to put 20% down payment and then pay cash for remodel. what is the best thing to do here do you think? I need professional opinions.

full mid grade remodel for rental , basic staff of 2 baths, kitchen , lvp floor, paint interior exterior
should cost around 40-50K ? with materials and labor

Reach out to some contractors and ask what they charge for certain items. I spent 10 years in the business so i just kind of have the costs in mind. Generally a duplex will be 4-5k for interior paint, $1.50-$1.75/sqft for LVP labor, you can typically plan on 7-10k for a full bath gut with a tile tub surround. A lot of guys charge $50-75/door hung/cased. Prices will obviously vary greatly depending on the operation but hope this gives an idea!

Also roof replace you have any idea ?
kitchens usually run around 15-20, I havent dealt much in exterior painting but id guess 3k. rooves run anywhere from 6-9k on average
you mean kitchen with all materials included? like cabinets , handles, counter tops, appliances ?

In terms of getting business financing, that might be a steeper mountain to climb as most people that start out first use loans that are personally guaranteed until they can show other real estate lenders that they have the experience to handle deals.
What I have it’s basically business that I’m getting to it the salaries , I do service for people and work on 1099 , I do sales
So my business and personal connected I can just transfer the money if needed but I believe that they will look on all this details as one . I don’t plan to buy the house form my business account

You need your assets, liabilities, and they will also need your income and credit. If you have a recent credit report great if not let someone pull it and give the number to the others until its time to get the loan process started.

I rent an apartment mo own a house if this is crucial for PFS
regarding to the credit report , instead of someone will do soft pull for my credit I already give it to them ? So they don’t need to do it and run my credit ? That is what you mean ?

Make a personal financial statement and use that to send to some lenders and they should be able to give you a ball park based off that info and your credit score along with your income if needed.

Thank you , it is template that I can find online and just fill it , to send it to the lenders ? I should say there the time my company exists and the age of my credit and all that ?

It doesn't matter where your money comes from. If you don't have a lender see if who ever is helping you with acquisition has recommendations. Either way vet who you use and make sure it is a good fit. Rate's aren't everything be realistic on how long you plan on holding the terms not just the property.

I see , and if I don’t know any body , can I use what the real estate agent giving me and recommending about them? I need to send them all my bank statements and I don’t want to send to everybody

how do I check about what inspections I need for the property ? And POS is only in Ohio ? I’ll appreciate explaining on that a bit , I looked online but I’m confused how this things calculated
I know that before you buy property and after you offer accepted you have inspection period that you can bring inspector that will check plumbing , electrical and condition of all house and give you report , on top of it also engineer that will check foundation.
That’s the POS or is different?

Hey Alon, I'm also a California investor who's new to the Cleveland area. The POS, or Point Of Sale, is an inspection done by the city to check off their list of repairs they want done to the property when it gets sold. This is separate from the estimate your contractor will give you. Keep in mind that not all cities require this, so you'll learn which do and don't in your area.
This can be things like exterior trim and paint, sidewalk repair, tree removal, and sewer repairs. I recently learned on a deal that I had an offer accepted on, that the POS required a paved driveway, instead of the gravel one that was currently there.
This can be a good thing, because many times you can have the seller pay for these inspections, and it's another set of eyes on your deal.
I recently retracted from contract with a property that was found to have major drainage issues that the POS inspector found, which was causing backyard flooding and basement leakage.
This will be my first property there, I'm eager to get a home closed! If you want, I have a really great agent I've been working with, and can send you his info.

Usually when you do inspection for job you hire private inspector and private engineer to check all issues . (Contractor is the stage after)
In this case your hire the city right ? Correct me if I’m wrong , They check foundation and structural also ?
Let’s say we are not in OH , and we are in texas , so how it is different
