@Mark J Gugliuzza Cozy and Rent Manager are good. My PMs are taking care of this and most of them use appfolio.

@Usman K. I only invest OOS as I live in SF Bay Area. Pick 3-4 markets and research. Out of those fly out to your top 2 choices and learn more about neighborhood. Also, you will learn the best after you pull the trigger and purchase your first property.

@Henry Davis I don’t know think you can put 10% down if you go with traditional financing. I have to put at least 25% down for my OOS properties and 20% for in/state properties.

@Jonny R. Pretty bad idea. I wouldn’t self manage the property even in my own backyard. My time is worth more than amanging the property.

@Dan Casey Liability insurance is required no matter the what kind of property it is. LLC gives added asset protection as it contains the damage inside the LLC.

@Jacob Tracy If this is in your backyard and in at least a C neighborhood, I would jump on it. $500 rent for $$33K per door look good as long as water and utilities are paid by the tenant.
@Allyson Edwards something is wrong with the property, area, rent or PM. If the property is in at least C neighborhood and in good condition, it shouldn’t take longer then 8 weeks.
@Ben Payano if you already have some appreciation then sell it using 1031 and buy a small duplex or four plex for same amoumt of money. Not only you will get positive cash flow but you will also have more doors paying your mortgage.
