Tye Foster everyone will have their own criteria. I look for B to C neighborhood and B to C building. I target 1% rent to price ratio but that would differ depending on if it’s a primary, secondary or tertiary market. I also sold my properties in WI and IL and started focusing on Atlanta as I wanted to have direct flight from SFO. It’s not bad to look at the markets in podcast but make sure to do your own research.
Make sure to look at COCR on the cash deployed. If you can get 10% COCR then effectively your are making over 14% when you consider principal paydown and depreciation. For e.g. buy at property for $100K and put down $25K for it. If you can get $2500 annually after all the expenses including mortgage, you would get your down payment back in 10 years.

I think Atlanta is still a great market and it's growing the way Austin and Dallas grew. I own couple of properties in Atlanta which I acquired in last 3 months. After you pick a market, make sure to pick neighborhood. You mentioned Texas and North Carolina but which city and remember every city has A through D or even E, F grade area.

Ryan Holland I would agree with @Jason Cory. In the end, this is a turnkey provider like others. Most of the TKP buys property for very cheap, rehabs and then adds 25+% to the total cost and sells it to investor. I am not saying there is anything wrong with it but choose TKP wisely. Always hire a third party inspector and get your own PM instead going with in house inspector and PM. I live in Bay Area and invest in Birmingham as well as other markets. You won’t go wrong with Provo. I even looked into buying a short term rental in Park City in 2014 and should’ve done that as it’s doubled in value. I am still debating about that market but numbers don’t make sense.

You want to make sure that you have positive cash flow after all the expenses and vacancy plus capex. If you don’t, start looking OOS.

I looked into Phoenix and surrounding areas last year but numbers did not make sense. Numbers are little better than California. This is why I started investing in Atlanta and Dallas.
