@Maya Roberts thank you for replying,and yes it makes more sense that way, and if 17% annually is typical then that answers my question, since they have good reviews and they are in the area.

@James Hamling I didn’t ask about repairs, I assumed that they will send their people and bill me for that, how is this handled typically?

@Anthony Gioia what do you mean with maintenance markups? Again this is our first rental and don’t have much experience

@Maya Roberts the monthly rent is $900 month, they charge me $900 and then 8.5% monthly, so the $900 that they are charging me upfront takes another 8.3% of the monthly rent so it totals 16.8% month 

Aaron K, the tenant placement fee is one month of rent.

Thanks Dante, what’s the average rent price for a 3 bed 2 bath in those areas? Schools are not really good....

Yes we closed and we are using a QI I was asking about good areas to find rentals around metro Atlanta since we only have 45 days to identify good rental properties  I see some good deals in places and towns where I have been before but just drove by and I don’t know if those places are good to live, I appreciate your input is my first time doing an exchange!
