Has anyone had experience with registering their rental property with ALE solutions as a temporary or short term rental for families displaced from their home for various insurance reasons. I work in hospitality and find this is the easiest way to fill up the weekends/slow periods. But want to know how it works with rentals...

Does the home need to be furnished? Any horror stories? Are you able to charge a premium on rent simply becauae it may not last more tham 30 days?

If your home is listed as a bed and breakfast and subject to lodging tax are you then able to charge Ale a nightly rate? 

Any feedback good and bad would help

Mike correct me if im wrong but I will say that the college situation is very different in that you are required to live on campus for the first year or two of school. I am not sure if that rule still holds true but I imagine there isn't much of a market of students simply by way of required on campus housing (I got around that through a small loophole, and I'm talking UAH,  Not Alabama A&M) and the other aspect is that it's not a college town at all, most college students are just fine living off campus and not having to share space with others and also being able to afford it (there really isn't a concentrated area where all the college kids live). Now where I live in Arizona is a different story...

@Account Closed it is so great to hear how interesting Huntsville has become for people in terms of investing. i guess i got lucky by house hacking while in school there. i knew it was a great city because i have worked hospitality there for many years and knew the level of talent coming into the city from out of state and figured it would no longer be considered just a place for hicks and rocket scientists lol

Yeah sure if you want to message me more questions, let me know. I know that Patton road is a bit rough and hit or miss in terms of rental and safety. But the upside is that it is located right next to the gate 10 of the arsenal. If I were you I'd look at investing on the other side of the arsenal near the city of Madison (rideout road or gate 7 I think?). Where is the deal you are in located?

Thank you for the input. That is my biggest concern, that the projects are going to stay. I think that since the home is so cheap, my other rentals can supplement the low mortgage of that home and if the area improves I'll make better imprpvements to it. What areas are you finding to be hot areas for lower income rental? Besides mastinlake Pulaski pike area... too much crime for me to feel comfortable

Thanks so much! Yeah I am used to investing in Madison and Edmonton heights so this will be new for me! Is there any word about relocating those projects near bandito?
