@Ryan Gross For some reason I am just seeing this now!! Wow I am so sorry. Thank you so much for the response. We actually got out of that deal. It was a little bigger project then what we are looking to do right now. Although, I am not on the market for a house hack! Im still looking in Ogden, and your right... The tenant pool is a little more... high maintenace for sure with what i am seeing. Thank you for responding!

Hey guys! Anyone in Ogden UT?
In contract with a Triplex in a industrial area close to train station and rescue mission. Numbers seem to pan out so far, but I do worry about high turnover and tenant demand. I’m looking for those who have properties in Ogden and can share with me their experiences. Any advice is welcome :)

Dave, how long do you see these interest rates rising? I know that it was announced that they are going to rise a few more this year, but do you see them continuing to rise?
What are some of the things that newer investors, with little or no capital, can do to still stay strong in the game and build wealth during these times?

What are some of your part time gigs in real estate?
Real estate agents? MORTGAGE broker? Property management? Am I missing anything ?
I’m a mom of a young baby, and want to start transitioning back to work but I want to be in real estate only!!
Anybody in Utah or investing in Utah need help managing properties , or being boots on ground? I am your girl. :)

Hello BP World
We have a lady that owns some land across my parent's street in a very hot market area. My dad has been taking care of the property for 15+ years and had offered interest on buying it when she is ready. She agreed to that however, she told my dad that she isn't quite ready to sell. She is getting older, higher 70s, and owns land straight out. Is it possible that we could still through out an offer some sort of land contract where he pays the property tax? Or how do land contracts work? What would you do? I hope this makes sense.
Yes, we know she may say no.. But sometimes you don't know your ready to sell until you have an offer. :)

I just spoke with a hard money lender yesterday and he said that one of the main things they look at is credit above 700
