I am not a lawyer, not legal advice. My understand is you can talk to friends, family and colleagues with whom you have previous relationships with no problem. emailing strangers is not good, and also probably not effective. good luck!

I get lease options, and owner financing a security deed/warranty deed. What is the difference between a rent to own and a contract for deed?

Google, plus your county website, plus Zillow. then Trulia for the crime heat map and FEMA for flood, when you are digging deeper.

@Jaysen Medhurst, the homes are all on the same loan. They were purchased in 2014, so 5 years of depreciation to consider in the valuation. Thanks for adding some thoughts.

A package of 9 SFR is available. It is all the properties in someone's LLC (he is military and going overseas, doesn't want to own at a distance, even with a PM). I'm not likely to qualify for a commercial loan of that size, due to debt to income.

Is it feasible to make an offer to purchase the LLC, including the properties and the existing debt, like a large sub-to? Would that trigger agent commissions by the PM the same way a straight sale of the property would? It was suggested that this would mean becoming liable for any past errors by the LLC. Other than the underlying value of the properties, what else should I consider as variables in this situation? If you have bought an LLC holding real estate, I would like to hear your experience.

Thanks all. I've been taking minimal deductions on the properties because I am still adding to my portfolio and it is helpful to show income for DTI calculations. I'll ask my HR department to deduct a bit more, and I should be ok for another year.

I'm cheap (ahem, frugal) and I've been doing my own annual taxes. At what point do you need to start paying quarterly? I have a W-2 job, and happily the rental portfolio is growing.
