Update: We listed same day I posted this March 17th. Accepted offer today March 19th for full asking price. Remodel in University Hills

I guess you could consider my view optimistic but yes hopefully within the next 3 weeks we will have had (at least) some sort of turning point to give a better and more clear idea of what kind of outcome can be expected. I would hope by then there was a decision made on self-isolating “lockdown” and wouldn’t take 3 more weeks for officials to take this step. But I guess you’re saying I should wait to list the home for sale?

@Jordan Moorhead @Jacob Sampson Right, of course I mean I could list it yeah sure – but then am I risking the DOM “stigma” at that point of just letting it sit there? Vs waiting to list and potentially getting multiple offers from the attention of first/new/fresh listing? Hmmmm

And I mean waiting like until we have moved past the next 2-3 weeks of not knowing whats really going on and how this will all turn out. And when people are actually able to leave their house without fearing infection.

And @Robert Eyers it’s a flip, we want to sell

Thoughts....opinions? Are people still actively buying? What do yall think .. is the Corona causing a change?

Disadvantage: Ends up sitting on the market - people aren't leaving their house = no action 

OR Advantage: Those who were ready to buy, are STILL ready to buy and not going to wait for this to end?

Post: Skip trace + DNC Scrubbing

Hi All – Just updating here, what I ended up doing. Never could not find a service that gave me as good of skips while still scrubbing for DNC.

I use someone off UpWork to run Skips – usually 1.50 per lead and have about a 60% success rate and easy format which is the big thing for me compared to other services I tried I was spending too much time trying to format for the skips or after and was just not worth it. I also use someone on Upwork to run through my list and mark the DNC numbers. Not sure what service he uses but have done a few test numbers from him and looks good.

Long story short I guess – Upwork peeps are able to do it for O-K cost – and I don’t have to spend hours on it.

This is a pretty preliminary post – but looking for any recommendations on architects and spec builders. (In Austin) Have a property were finalizing zoning on and going to want to build 6-8 units on it, looking to build a list of contacts for when we are ready to move forward.

Have done a bit of research on new co in the area, located some builders based of the permits but looks like they own the property and wasn’t a spec build. What route do you guys take to find quality builders/ architects that are willing to work with investors?
