 Thanks, I avoided FB marketplace since this house is a little higher end but I might do it. Will also look into apartments.com

Got it got it. Yeah, it’s kind of fascinating that all the applicants just did it without reading criteria or contacting us first. Probably just spray and pray mentality

 Interesting, so offer a 9 month lease essentially? We are right next to the schools and they are highly sought after

Ironically though, maybe its too low? I mean if you are dropping almost 10 grand on a rental, you aren't that price sensitive to a few hundred dollars and you have your pick of places. And by your criteria you clearly don't want people who are "stretching" to get it so....

Maybe try highlighting the benefits of the location? How about a high end broker? Most higher end clients who relocate with don't cruise zillow...they call someone with a nice coat and and audi and say "do you have anything' that fits?"

And still not that big of a sample size. I wouldn't even count zillow apps.


 Thanks for your feedback. Yeah it’s been really weird. I was able to check and our last people that went with something bigger went for a $3995 per month rent that was 3900 sqft. It seems we’ve just gotten really unlucky. I’ve consulted with a couple property managers and they mentioned they use Zillow so I figured they aren’t doing much else than me… maybe I do need to check with a real estate agent instead. When you say you wouldn’t count Zillow apps, what do you mean?

    Well, whatever the problem is, it doesn't seem obvious. It show well, I don't see a city dump or hazmat next door & Rentometer thinks you shold be able to get $3,200 fairly easy.


     Thanks. We started at $3200 and have worked our way down. My husband really doesn’t want to lower again so this is helpful. Maybe bad time of year since school has already started?

    Hi all,

       Yeah, my landlord policy is about the same and property tax in TN is stupid low to begin with, both factored in though.

       I could but would prefer not to since it won't be furnished and I think my neighbors would kill me! We could do rentals for relocation or something like that but probably not traditional airbnb

       Thanks Bruce. My concern is this home is high end Class A, first category to see a drop in rents and tenants. I think holding on does make sense though.

      If the deal cash flows $850 per month and you have $150k worth of equity, then your real return is 6.8% (not including appreciation, principal pay down, and tax benefits)

      I don't know anything about the sub-market but if you believe that Knoxville, TN is set up for growth over the next 5-10+ years, then it probably makes sense to hang onto this property.
