Evernest manages rentals all over the metro, but I think you get the most bang for your buck up north of the river like Gladstone, MO, Claycomo area. Independence, MO is also great for rentals. Our homes typically lease within days and for nice rents. Let me know if you would like to chat!

I agree. Alot of times, tenants will be reasonable and may have plans to move anyway. Any incentive you are willing to offer would most likely be enticing.

Overland Park is a very good rental market right now and has been for years. I have managed properties in this area for 15 years, and with the award- winning school district, single family homes and apartments are very desirable.

I would suggest buying modest rental property. These are getting great rents, and do NOT sit on the market. There is a real demand for rents of $1500 and under.

We require that the tenant gross 3 times the monthly rent, as well as credit qualify.

I would allow them to income qualify with their 2 new roommates and put the burden of the 4th roommate on them. Ensure that they qualify without the 4th roommate, but if they find someone that meets your requirements, you could then add them to the lease.
