Scratches should be documented and charged for. I’m sure they expect a charge when they have pets. Minor staining from wear and tear, I would just take care of as cost of doing business.

I just helped an investor choose a 4 plex with similar stats for rental. If you can give me the address, I can look in more detail on the rental possibilities. Do you have a rent roll Showing what rents were before the renovations?

I’m sorry to hear that. A PM company can either make or break your experience.

You need to find a property manager that you trust to make decisions on your behalf up to a certain threshold. Some owners want constant communication while others want to check in once per month. Sounds like maybe you should have a discussion with your pm? Let me know if I can help.
